The availability of specific services may vary based on geographic location, licensing requirements, material availability, and technician specialization. Not all services listed above are available in all service area locations.
Service is also available throughout surrounding unincorporated communities in Adams, Arapahoe, Jefferson, Douglas, and Broomfield Counties.
4.1 Service Area Limitations
While Larimer Denver Plumbers strives to provide service throughout the Denver Metro region, we reserve the right to decline service requests in areas outside our established service territory, in locations where licensing or permitting requirements create barriers to service, or in situations where dispatch of a service technician is not operationally feasible due to simultaneous demand, weather conditions, or other circumstances beyond our control.
4.2 Response Time
Larimer Denver Plumbers makes every effort to provide prompt emergency response to all service requests within our service area. Stated or estimated response times are provided in good faith as reasonable estimates based on current dispatch conditions and are not contractual guarantees of arrival within a specific time window. Actual response times may vary based on traffic conditions, weather, simultaneous service demand, and the location of available service vehicles at the time of dispatch.

For non-emergency scheduled service appointments, Larimer Denver Plumbers will provide the customer with a service window during which the assigned technician is expected to arrive. These windows are estimates based on the day's schedule and routing conditions and are not guaranteed arrival times. Larimer Denver Plumbers will make reasonable efforts to notify the customer in advance of any significant delay beyond the stated service window.
5.3 Customer Availability
The customer or an authorized adult representative (18 years of age or older) must be present at the service address at the time of the scheduled appointment. Larimer Denver Plumbers reserves the right to reschedule or cancel an appointment if no authorized representative is present to provide access to the property at the time of the technician's arrival.
5.4 Cancellation and Rescheduling
Customers who need to cancel or reschedule a non-emergency appointment are requested to provide at least 24 hours advance notice by calling (720) 343-5151 or emailing larimerdenverplumbers@gmail.com. Cancellations made with less than 24 hours notice may be subject to a cancellation or trip charge at the discretion of Larimer Denver Plumbers. Emergency service cancellations made after dispatch of a service vehicle may be subject to a trip charge to cover the cost of technician time and fuel.
5.5 No-Show Policy
If a technician arrives at the scheduled service address and cannot gain access to the property, and the customer cannot be reached within a reasonable time, Larimer Denver Plumbers reserves the right to treat the appointment as a no-show and may charge a trip fee. The appointment will be rescheduled at the customer's convenience subject to availability.
6. Estimates, Pricing & Payment
6.1 Service Estimates
Larimer Denver Plumbers provides upfront pricing estimates before beginning any plumbing work. Upon arrival at the service address and after diagnosis of the plumbing issue, the assigned technician will provide the customer with a written or verbal estimate of the cost to complete the required repair or service. Work will not begin until the customer has reviewed and authorized the estimate.
Estimates provided by telephone, email, or online prior to a technician's on-site inspection are preliminary estimates only and are subject to revision based on the technician's on-site diagnosis of the actual condition of the plumbing system. The final price will be confirmed in writing before work commences.
6.2 Diagnostic and Service Call Fees
Larimer Denver Plumbers may charge a diagnostic or service call fee for dispatching a technician to the customer's property. This fee covers the cost of the technician's travel, time, and initial assessment of the plumbing issue. Service call fees will be disclosed to the customer prior to dispatch or upon arrival. In many cases, service call fees are applied toward the total cost of the repair if the customer authorizes the work. Specific fee structures are subject to change and will be confirmed at the time of service request.
6.3 Emergency Service Pricing
Larimer Denver Plumbers provides 24/7 emergency plumbing service at our standard service rates. Emergency calls received outside of standard business hours — including evenings, overnight hours, weekends, and holidays — are billed at the same rate as standard service calls. No after-hours surcharge, holiday premium, or weekend fee is added to emergency service invoices. This no-surcharge policy applies to all emergency calls within our standard service area.
6.4 Payment Terms
Payment for plumbing services rendered by Larimer Denver Plumbers is due upon completion of the work unless alternative payment arrangements have been agreed upon in writing in advance. Larimer Denver Plumbers accepts payment by cash, check, and major credit and debit cards. Specific accepted payment methods will be confirmed at the time of service.
For commercial accounts and large-scale projects, Larimer Denver Plumbers may establish net payment terms by written agreement. Commercial accounts with established credit terms are subject to the payment schedule outlined in the applicable service agreement or commercial contract.
6.5 Returned Checks
A returned check fee will be charged for any check returned by the customer's financial institution for insufficient funds or any other reason. The current returned check fee is $35.00 and is subject to change without notice. Larimer Denver Plumbers reserves the right to require cash or credit card payment from any customer who has previously tendered a returned check.
6.6 Late Payment
Invoices not paid within 30 days of the invoice date may be subject to a late payment charge of 1.5% per month (18% per annum) on the outstanding balance, or the maximum rate permitted by Colorado law, whichever is less. Larimer Denver Plumbers reserves the right to suspend service to accounts with outstanding overdue balances until payment is received in full.
6.7 Special Offers and Discounts
Special offers, promotional discounts, and service credits advertised by Larimer Denver Plumbers — including but not limited to the Instant Service Call Credit, Sewer & Drain Savings, Water Heater Incentive, Routine Maintenance Discount, and First Responder/Senior Benefit — are subject to the following conditions:
Offers are valid for a limited time and may be modified or discontinued without prior notice.
Only one promotional offer or discount may be applied per service call unless otherwise stated.
Discounts cannot be combined with other promotional offers unless explicitly permitted.
First Responder and Senior discounts require valid proof of eligibility at the time of service.
Special offers apply to new service requests only and cannot be applied retroactively to previously completed work.
Offers are valid only within Larimer Denver Plumbers' standard service area.
6.8 Collections
In the event that a customer's account becomes delinquent, Larimer Denver Plumbers reserves the right to pursue collection of outstanding amounts through all available legal means, including referral to a collection agency and the filing of a mechanics lien against the customer's property as permitted under Colorado law. The customer agrees to be responsible for all costs of collection, including reasonable attorneys' fees and court costs, to the extent permitted by applicable law.
7. Emergency Services
7.1 24/7 Emergency Availability
Larimer Denver Plumbers operates a 24-hour, 7-day-a-week, 365-day-a-year emergency plumbing dispatch service. Emergency calls are answered by a live dispatcher at any hour of the day or night, including weekends and holidays. Emergency service is available throughout our standard service area. 7.2 Nature of Emergency Services
Emergency plumbing services are provided to address urgent plumbing conditions that pose an immediate risk of property damage, health hazard, or safety risk — including but not limited to active pipe bursts, sewage backups, gas line leaks, water heater ruptures, and other conditions that cannot safely be deferred to a standard scheduled appointment.
7.3 Emergency Response Limitations
While Larimer Denver Plumbers makes every effort to respond to emergency calls as quickly as possible, response time is not guaranteed and may be affected by simultaneous service demand, adverse weather conditions, road closures, traffic, and other factors outside our control. Larimer Denver Plumbers shall not be liable for any damages — including consequential, incidental, or indirect damages — resulting from any delay in emergency response.
7.4 Gas Leak Emergency Protocol
In the event of a suspected gas leak, customers are advised to immediately evacuate the premises, avoid operating any electrical switches, lights, or electronic devices, and call 911 and their gas utility provider before contacting Larimer Denver Plumbers. Gas leak emergencies present an immediate life-safety risk and must be addressed in coordination with emergency services and the gas utility. Larimer Denver Plumbers' technicians will respond to perform licensed gas line repair and pressure testing after the immediate safety hazard has been addressed and access to the property is safe.
8. Warranties & Guarantees
8.1 Workmanship Warranty
Larimer Denver Plumbers warrants that all plumbing work performed by our licensed technicians will be completed in a professional and workmanlike manner consistent with industry standards and applicable Colorado plumbing codes. Larimer Denver Plumbers provides a workmanship warranty on labor performed. The specific duration and scope of the workmanship warranty will be disclosed to the customer on the service invoice or in any applicable written service agreement at the time of service.
8.2 Parts and Materials Warranty
Parts and materials supplied and installed by Larimer Denver Plumbers are warranted against defects in materials and manufacturing in accordance with the applicable manufacturer's warranty for each part or material. Larimer Denver Plumbers will assist customers in processing manufacturer warranty claims for parts installed by our technicians. Manufacturer warranties vary by product and are separate from Larimer Denver Plumbers' workmanship warranty.
8.3 Warranty Exclusions
The workmanship warranty provided by Larimer Denver Plumbers does not cover:
Damage caused by misuse, abuse, neglect, or unauthorized modification of repaired plumbing systems or components by the customer or third parties after the completion of our work
Pre-existing conditions unrelated to the specific repair performed
Damage caused by natural disasters, flooding, acts of God, or other force majeure events
Normal wear and tear of plumbing components
Conditions caused by continued hard water mineral accumulation after the completion of a repair, where the customer was advised of the hard water risk and declined water softening recommendations
Damage caused by freezing temperatures where the customer was advised of freeze risk and declined recommended insulation or protective measures
Work performed on plumbing systems that were not disclosed to the technician at the time of service and that affect the integrity of the completed repair
Customer-supplied parts or materials installed at the customer's request
8.4 Warranty Service
To request warranty service, the customer must contact Larimer Denver Plumbers by telephone at (720) 343-5151 or by email at larimerdenverplumbers@gmail.com within the applicable warranty period, describing the nature of the issue and referencing the original service invoice number. Larimer Denver Plumbers will schedule a warranty inspection at no charge to the customer within a reasonable time. If the issue is determined to be covered by the workmanship warranty, the repair will be performed at no additional charge to the customer.
9. Limitation of Liability
9.1 Maximum Liability
To the fullest extent permitted by applicable Colorado law, the total liability of Larimer Denver Plumbers to any customer for any claim arising out of or related to the performance of plumbing services or the use of our website shall not exceed the total amount paid by the customer to Larimer Denver Plumbers for the specific service giving rise to the claim during the twelve (12) months immediately preceding the event giving rise to the claim.
9.2 Exclusion of Consequential Damages
To the fullest extent permitted by applicable Colorado law, Larimer Denver Plumbers shall not be liable to any customer for any indirect, incidental, consequential, special, punitive, or exemplary damages of any kind — including but not limited to lost profits, loss of business revenue, loss of use, damage to personal property beyond the immediate area of the plumbing repair, mold or mildew damage resulting from pre-existing moisture conditions, or costs of alternative housing or accommodation — arising out of or related to our services or website, even if Larimer Denver Plumbers has been advised of the possibility of such damages.
9.3 Pre-Existing Conditions
Larimer Denver Plumbers shall not be responsible for damage to, or failures of, plumbing systems, structures, or property that are the result of pre-existing conditions that were not caused by Larimer Denver Plumbers' work — including but not limited to pre-existing pipe corrosion, structural damage, mold, deteriorated materials, inadequate original installation, or code violations that existed prior to our service.
9.4 Force Majeure
Larimer Denver Plumbers shall not be liable for any failure or delay in the performance of services caused by circumstances beyond our reasonable control, including but not limited to natural disasters, floods, fires, earthquakes, acts of government, strikes, labor disputes, war, terrorism, pandemic, supply chain disruptions, or other events of force majeure.
9.5 Third-Party Actions
Larimer Denver Plumbers shall not be liable for damages caused by the actions or omissions of third parties, including municipal water utilities, gas utilities, other contractors, or any other party not under the direct supervision and control of Larimer Denver Plumbers at the time of the incident.
10. Property Access & Customer Responsibilities
10.1 Access to Work Areas
The customer agrees to provide Larimer Denver Plumbers' technicians with safe, unobstructed access to all areas of the property necessary to perform the requested plumbing services, including but not limited to basements, crawlspaces, attics, utility rooms, bathrooms, kitchens, mechanical rooms, and outdoor areas where water meters, gas meters, sewer cleanouts, and main shut-off valves are located.
10.2 Hazardous Conditions
The customer agrees to disclose to Larimer Denver Plumbers' technicians any known hazardous conditions at the property prior to the commencement of work, including but not limited to the presence of asbestos, lead paint, mold, hazardous chemicals, unstable structures, aggressive animals, or any other condition that may pose a health or safety risk to our technicians. Larimer Denver Plumbers reserves the right to suspend or decline service at any property where a hazardous condition is discovered that was not disclosed and that poses an unreasonable risk to our technicians.
10.3 Pets and Animals
The customer is responsible for securing all pets and animals on the property during the period when Larimer Denver Plumbers' technicians are present. Larimer Denver Plumbers shall not be responsible for any injury or property damage caused by unsecured pets or animals.
10.4 Clearing Work Areas
The customer is responsible for removing personal belongings, furniture, stored items, and other obstructions from the work area prior to the technician's arrival, where reasonably practicable. Larimer Denver Plumbers' technicians will exercise reasonable care when working in customer spaces but are not responsible for damage to items left in the immediate work area that the technician was unable to avoid.
10.5 Customer Disclosure of Known Plumbing Conditions
The customer agrees to disclose to Larimer Denver Plumbers any known conditions of the property's plumbing system that may be relevant to the performance of the requested service — including but not limited to prior repairs, known leaks, unusual pipe configurations, non-standard materials, prior chemical treatments, and any previous plumbing failures or modifications. Failure to disclose known relevant conditions may affect the validity of any warranty provided for the completed work.
10.6 Permits and Inspections
Where the plumbing work to be performed requires a building permit under the applicable municipal or county building code, Larimer Denver Plumbers will obtain the required permit prior to commencing permitted work. Permit fees are the responsibility of the customer and will be included in the project estimate. The customer is responsible for ensuring that the property is accessible for any required municipal or county inspection following the completion of permitted work.
11. Permits & Code Compliance
11.1 Licensed Work
All plumbing work performed by Larimer Denver Plumbers is performed by or under the direct supervision of Colorado-licensed plumbing professionals. Larimer Denver Plumbers holds Colorado Master Plumber and Journeyman Plumber Licenses and performs all work in compliance with applicable Colorado plumbing statutes, the International Plumbing Code as adopted by the applicable jurisdiction, and local municipal and county building codes applicable to the service address.
11.2 Permit Responsibility
For plumbing work that requires a building permit under the applicable local code, Larimer Denver Plumbers will apply for and obtain the required permit as part of the service. Customers are advised not to request or encourage Larimer Denver Plumbers to perform permitted work without obtaining the required permit, as unpermitted work may affect the customer's insurance coverage, property value, and ability to sell the property.
11.3 Code Compliance Discoveries
During the performance of any plumbing service, Larimer Denver Plumbers' technicians may identify existing plumbing conditions at the customer's property that do not comply with current applicable codes — including conditions that predate current code requirements. Where such conditions are identified, our technician will bring them to the customer's attention. Larimer Denver Plumbers is not responsible for pre-existing code violations at the customer's property that are not related to the specific work being performed, but may be required by law to report certain violations to the applicable building authority.
